If you're looking to sell your home, you're no doubt aware that the better an impression it makes on buyers, the higher an asking price you'll command. And while you may not have a ton of money to sink into home renovations before putting your property up on the market, here are a few inexpensive updates it pays to make.
1. Give your home a fresh coat of paint
A fresh coat of paint could work wonders for your home's interior, and you don't need experience to do it yourself. Painting is also a low-cost endeavor. You might spend $20 or less on some brushes and rollers, plus $15 to $30 per gallon of paint. Now for an average-sized room, you should expect to need two to three gallons, but that's not horrendously expensive in the grand scheme of home improvements.
2. Boost your curb appeal
If your landscaping leaves much to be desired, grab some gardening tools and prepare to do some planting. The amount you'll spend on flowers and shrubs will hinge on the specific plant species you choose, but you can buy individual shrubs and plants for well under $20 a pop. Re-mulching your trees is another way to clean up your exterior and make it more attractive, and for under $5 per bag, it shouldn't cost you a lot.
3. Add shelving
If there's one thing buyers really like to see, it's ample storage. If your closets don't have a ton of shelving, it may be worth installing more. A single wire shelf will generally cost anywhere from $10 to $35, depending on its length.
4. Replace old carpeting
Worn, stained carpet can be unsightly and uninviting. If you have carpeting in your bedrooms that's seen better days, you ought to consider replacing it. New carpet costs an average of $3.50 to $11 per square foot, and you can keep your costs down by not choosing top-of-the-line carpeting.
5. Re-caulk your bathrooms
At roughly $5 a tube, caulk is one of the least expensive renovation materials you can buy, but you'd be amazed at what a fresh application of it can do for your bathrooms. If your caulking is worn and dingy looking, it definitely pays to apply a new layer, and while you may need a couple of tubes for an average-size bathroom, it's still a negligible investment.
With a little effort, and not a lot of money, you could improve your home to the point where it sells more quickly and scores you a higher asking price. Best of all, none of the above projects are particularly time-consuming. Many can be accomplished in under a day, which means there's really no excuse not to check them off your list.
