In some cases, they could even be your competition, giving you an inside look at what you're up against. If you haven't already, make it a point to follow the biggest influencers in your niche, be it flipping, rental properties, multifamily, or any other sector of the industry. Most have presences on major platforms like Instagram, Twitter, TikTok, and Facebook.

An influencer is essentially a mover or shaker in the social media world. They have lots of followers and hold major SEO clout. They might post photos or videos, do live streams, or even host classes and coaching sessions in some cases.

Cody Sperber, the so-called "Clever Investor," has a social media following that's pretty jaw-dropping. With 1.2 million followers on Instagram and 18,000 on Twitter, his reach is the biggest on this list, and his content shows you why. Sperber regularly goes live at his flips and investment properties, giving viewers behind-the-scenes-look at his work. Even better? His meme game is strong. 2. For wholesalers: David Dodge
David Dodge is a seasoned real estate investor from St. Louis who's amassed more than 100,000 followers on Instagram. He's flipped 500-plus houses, currently manages over 70 rental properties, and is well-versed in wholesaling. In fact, he even wrote the book on it (and has a podcast on the topic!).
3. For short-term rental investing: Chris Choi
Want to build an Airbnb empire? Follow Chris Choi, a bona fide Airbnb millionaire. The pro owns and manages more than 100 Airbnb properties -- and hasn't even turned 30 yet. His Instagram account is full of helpful tips, inspirational quotes, and mentorship opportunities and even has IGTV videos about the pandemic, scaling your business, and more.
4. For BRRRR investing: Lauren and Kyle Clugston
This New Jersey-based husband-and-wife team follows the BRRRR method of investing. Their Instagram account is a treasure trove of information: direct-mail strategies, home renovation inspiration, savings tips, tenant screening questionnaires, and more. The best part? They feel real and relatable -- like your next-door neighbors or those old friends from college.
